Description
of the property: Building # 47 Behnke Building #47 is located at 56 Forth Street, Battle Creek, Michigan, situated on a rectangular shaped site, containing 46,200 square feet, more or less. It is bounded on the North by Fourth Street; South by an alley; on the east by Osceola Street; and on the west by Juniper Street. There is 132 feet of frontage along Osceola Street, and unimproved thoroughfare. There is also 132 feet of frontage along Juniper Street, a paved, two-lane street with two-way traffic. There is 350 feet of frontage along Fourth Street, and unpaved street with Two-way traffic. All public utilities are available and connected to the subject property. The site is level, and according to Federal Emergency Management Agency Maps, lies within a designated 500-year level flood plain area. The soil conditions are assumed to be suitable for supporting the types of structures observed on the subject and on adjacent properties. Building #47 is a one-story rigid steel frame warehouse building, built in 1984, containing 39,300 square feet of gross floor area. Construction is steel beam roof joists, steel purlins, and steel column roof supports spaced 25 feet apart along the center of the structure. There is 22-foot clearance throughout. The sidewalls are vertical steel panels, painted, surmounting a four foot high, reinforced concrete parapet wall. The north and south walls contain vertical fiberglass sidelights. The roof is double pitch, covered with raised seam type metal panels. The ceiling and sidewalls are completely insulated with fiberglass batts. The floor is reinforced concrete, and not of dock height. There is a wood enclosed office and restroom area in the east end of the building, measuring 10.5 x 25 feet, (262,5 square feet). This are has drywall partitions and concrete floor. The building is protected by a dry type sprinkler system with alarm bell on the building exterior. There is an internal truck well, built of reinforced concrete measuring 14 feet in width by 61 feet in length, and is equipped with a dock leveler and pipe railings. There is a 12 x 14 foot high metal section overhead door on the east end of the building, with electric opener. Also, there is a 12 x 14 foot metal section overhead door on the west end, without opener. There are five metal covered pedestrian doors.
