Building # 38-S

            The subject property is known as Warehouse #38-S, located at 38 Kenosha Avenue, Battle Creek, Michigan, and consists of a two-story former manufacturing plant, with attached storage buildings.

            The site consists of two parts, is irregular in shape, slopes down from Kenosha Street and South Avenue, and contains 195,800 square feet, or 4.49 acres, more or less.

            Access to the property is from Kenosha Street, a two-lane paved street with two-way traffic, and South Avenue, a two-lane gravel surfaced street with two-way traffic.  The subject has 306.075 feet of frontage along the west side of South Avenue, and 393.03 feet along Kenosha Street.
Soil conditions are assumed to be stable, based on the subject and adjoining property improvements.  According to public records, the subject site is not located in a designated flood hazard area.

            Public utilities such as water, sanitary sewer, natural gas, electric, and phone service, are available to the property.

The subject improvements were built over a period from 1940 through 1950, and are compiled in the following list:

Improvement: Main building: Two-story masonry and steel frame construction. 21,092 square feet (ground floor), 62,184 square feet (both floors).
Foundation: Poured reinforced concrete.
Floors: Poured reinforced concrete at dock height on first floor, and formed on the second level.
Walls: Masonry construction with steel sash. A metal covering has been installed over a major portion of the sash areas. Dock areas have five over-head doors, (10x12 foot), with wood sections.
Frame: Reinforced masonry and steel frame construction.
Ceiling: Poured concrete and open steel frame construction. Inside clearance of 14 feet in truck loading area, 12 feet above on second level, and 10 feet throughout the rest of the building levels.
Lighting: 50 fluorescent fixtures.
Heating: None.
Electrical: 400 amp capacity for three phase.
Plumbing: None.
Roof: Flat and single pitch type with metal deck and built-up covering.
Condition: Observed to be good.
