Warehouse #34

Description of the property:

Building # 34

            Building #34 is a one-story rigid steel frame warehouse building built in 1976, containing 16,224 square feet of gross floor area.  The interior clearance is 22 feet high at the center, and 20 feet high at the eaves.

            Construction is steel roof joists, purlins and steel column roof supports, spaced 20 feet apart along the center of the structure.  The exterior walls are painted vertical steel panels, supported by a poured concrete parapet wall 3 feet high.  The roof is double pitch covered with raised seam type metal panels.  The ceiling and sidewalls are completely insulated with fiberglass batts.  There is a reinforced concrete loading dock across the entire back of the building, covered by a metal shed-type roof with fiberglass skylights.  Steel doorframes have been erected, but will be due to health department requirements for handling food products.  Access to the dock is through a 12 x 14 foot wood section overhead door on the front of the building, and a steel pedestrian door.

For purposes of description, the various segments of the improvements are separated as follows:

Floors: Reinforced concrete with sealer.
Walls: Painted vertical metal panels insulated with fiberglass batts.
Ceiling: Open steel frame construction insulated with fiberglass batts.
Lighting: 140259 watt metal halide fixtures. One exterior building mounted mercury vapor yard light.
Heating: Two suspended gas forced air heaters.
Plumbing: None.
Electrical: Service panel has 200 amp capacity for single phase, 120/240 volt AC, and wiring is rigid conduit.
Roof: Double pitch with metal panel covering.
Condition: Observed to be good.
