Warehouse #20

Description of the property:

Building # 20

Building #20 is a steel frame and masonry construction warehouse built in 1959.  It measures 158.5 x 200 feet, and contains 31,700 square feet of gross floor area.  The floors are poured concrete.  The concrete block curtain walls are surmounted by fiberglass sidelights.  There are common walls with Buildings #16, (200 lineal feet); #21, (158.5 lineal feet); and #29, (200 lineal feet).  The ceiling is open steel frame with bar joists.  The steel pipe roof support columns are spaced 40 feet apart along the length and width of the warehouse.  The roof is a metal deck with built-up tar and gravel cover.  The ceiling clearance is 20 feet.  There is a concrete loading dock on the front of the building measuring 7 x 60 feet, with a steel canopy measuring 8 x 60 feet.  There are (4) dock levelers.  Access to the dock is through (4) 10 x 10 foot wood section overhead doors with openers.  The building has a dry-type sprinkler system.

For purposes of description, the various segments of the improvements are separated as follows:

Floors: Poured concrete.
Walls: Concrete block curtain walls with fiberglass sidelights. There are (3) common walls.
Ceiling: Open steel frame construction.
Lighting: (32) 400 watt metal halide fixtures.
Heating: 3-300,000 BTU suspended gas fired, forced air unit.
Plumbing: Dry-type sprinkler system.
Electrical: 100 amp capacity pane 120/240 volts AC single phase. Wiring is rigid conduit with minimal outlets.
Roof: Metal deck with built-up tar and gravel cover.
Condition: Observed to be good.
