Warehouse #17

Description of the property:

Building # 17

            Building #17 is a one-story steel frame warehouse building, built in 1958.  It measures 120 x 120.4 feet, and contains 14,448 square feet of gross floor area.  The curtain walls are concrete block, surmounted by fiberglass sidelights on the front and rear of the structure.  The roof is supported by steel beams and bar joists, and the roof support columns are spaced at 40-foot intervals along both the length and width of the warehouse.  The roof is steel deck, with built-up roof covering.  Interior clearance is 14 feet under the steel bar joists.  There is a 10 x 10 foot metal-walled portable office area in the front of the warehouse, with one fluorescent fixture; a gas space heater, and window type air conditioner.  The warehouse has been divided down the center by a concrete and wood partition, and the building shares a common wall to the west with Building #16.

            There is a loading dock on the warehouse front, measuring 29 feet wide by 5 feet deep.  Access to the dock is through two 10 x 10 foot wood section overhead doors.  The loading dock is covered with a steel lean-to type roof, of the same size as the dock area.  There is also a concrete dock on the side of the warehouse, measuring 50 feet wide by 9 feet deep, covered by a steel roof.  There are two 10 x 10 food wood section overhead doors leading to two 10 x 2 food concrete loading docks on the rear of the building adjacent to a rail spur between Buildings #17 and #21.

For purposes of description, the various segments of the improvements are separated as follows:

Foundation: Poured concrete.
Floors: Concrete with sealer.
Walls: Steel frame construction with concrete block curtain walls, topped on two sides by fiberglass sidelights.
Ceilings: Open steel construction, with steel beams and bar joists.
Lighting: (12) 250 watt high pressure sodium fixtures; and (2) mercury vapor fixtures outside.
Heating: (4) gas fired, forced air heaters suspended from the ceiling.
Plumbing: None.
Electrical: 100 amp capacity service panel, 120/240 volts AC, single phase. Wiring is rigid conduit with minimum number of outlets.
Roof: Steel frame with metal deck and built-up cover.
Condition: Observed to be good.
