Description of the property:

Building # 7

            The subject property is located at 73 Grand Trunk Avenue, Battle Creek, Michigan, and identified as Lot 12 of Cummings Third Addition to Battle Creek.  The lot is rectangular in shape, measures 66 x 123.75 feet, and contains 8,168 square feet.  There is 66 feet of frontage on Grand Trunk Avenue to the north; to the south, the subject abuts the Grand Trunk Western Railroad Right-of-Way.  Grand Trunk Avenue is a paved, two-lane street with two-way traffic.  All public utilities are available.  The site is level and is not located within a designated flood plain area, according to Federal Emergency Management Agency Maps.  The soils are stable, and assumed to be suitable for supporting the type of structures observed on the subject and nearby properties.  Building #7 occupies the southernmost portion of the site.

            Building #7 is a concrete block warehouse building erected in 1956; measures 24 x 63 feet, and contains 1,512 square feet of gross floor area.  The floor is concrete.  The walls are concrete block.  The ceiling is wood beam on steel support pipes.  The roof is wood deck with built-up cover.  There is a concrete loading dock on the front of the building, measuring 5 x 48 feet.  Access to the dock is through a 6 x 6 foot sliding wood door.

For purposes of description, the various segments of the improvements are separated as follows:

Floors: Concrete.
Walls: Concrete block.
Ceiling: Wood beam on steel pipe supports composition panels.
Lighting: 6-8 feet fluorescent fixtures.
Heating: (1) suspended gas fired, forced air unit.
Electrical: 200 amp single phase.
Plumbing: Closet lavatory and sink.
Roof: Wood deck with built-up cover. New in 1993.
