Description of the property:

Building # 6

             Subject property is located at 63 Grand Trunk Avenue, Battle Creek, Michigan; identified as Behnke Warehouse Building #6, and consists of a steel frame and concrete block warehouse erected in 1956.  The building measures 62 x 120.5 feet, and contains 7,471 square feet of gross floor area.  The floors are poured concrete, and are not dock height.  The curtain walls are concrete block.  There are common walls with Buildings #9 and #14.  The front wall is brick veneer.  The ceiling structure is steel truss with wood purlins.  The steel roof support columns are spaced 15 feet apart down the center of the building.  The ceiling clearance is 11 feet.  The roof is double pitch and made of wood.  There are (2) wood sliding doors measuring 12 x 12 feet on the front of the building, and (1) wood pedestrian door.

For purposes of description, the various segments of the improvements are separated as follows:

Floors: Concrete (cracked).
Walls: Concrete block, brick veneer on front wall.
Ceiling: Steel truss with wood purlins.
Lighting: (15) fluorescent fixtures.
Heating: None.
Plumbing: None.
Electrical: 100 amp capacity service panel for 120/240 volts AC, single phase. Wiring is rigid conduit with minimal outlets.
Roof: Wood deck with built-up cover. New in 1999.
Condition: Observed to be good to average.
