Warehouse #5 & #8

Description of the property:

Buildings # 5 & # 8

            The subject property is located at 77 S. Monroe and 185 E. Fountain Streets, Battle Creek, Michigan, and consists of a truck garage, warehouse, and office building, situated on an improved site.

            The site is irregular in shape, and contains 70,300 square feet of gross area, more or less.  Topography is level at street grade, and the sire has 216.48 feet of frontage along the Northerly side of Fountain Street, a paved road with two-way traffic.  Monroe Street has been vacated, and the subject portion is currently being used by the adjoining operation for ingress and egress.

            The improvements consist of Building #5 (77 S. Monroe Street), and Building #8 (185 E. Fountain Street). Building #5 is a 30 to 35 year old one-story masonry construction building with offices, storage are, truck service garage, and small basement, containing a gross floor area of 8,018 square feet. Building #8 is a 35 to 40 year old one-story masonry and frame construction warehouse-storage building, containing a gross floor area of 5,140 square feet.

The improvements are described in detail as follows:

Building #5:
Foundation: Poured concrete reinforced.
Basement: Small area (220 square feet) under office with concrete floor and concrete block walls.
Floors: Wood in office areas with vinyl and carpet coverings. Storage and truck service areas are poured concrete.
Walls: Concrete block, with face brick along front of office area, and the rest is painted. Windows in office area are fixed insulated type in aluminum frames. One over-head door (12x14 feet), with electric control provides access to the truck service area. The other over-head is a new 12x12 door with electrical operator.
Interior Walls and Partitions: Frame in the offices with wood paneling and painted drywall. Masonry in the storage-truck service areas.
Mezzanine Storage Area: Located above the office area, and unfinished.
Ceilings: Offices have painted drywall and tile ceiling areas with 8 foot height. Storage area has open construction with steel trusses, wood deck, and 12 foot clearance. Service garage area has steel bar joists with metal deck and 16 foot clearance.
Lighting: Numerous fluorescent fixtures throughout. There is an average number of duplex outlets in the offices, and few in the storage-service areas.
Plumbing: Three restrooms equipped with two fixtures each. Piping is galvanized iron and copper, with cast waste lines.
Electrical: 100 amp, 120/240 volt capacity circuit breaker type service  panel. Wiring is rigid conduit.
Heating and Cooling: Office area is heated and cooled by a gas fired, forced air furnace located in the small basement area, and roof mounted electric condenser unit. The storage area is not heated, and the service garage area is heated by suspended gas fired units.
Roof: Area over the office and storage areas is bow type with wood deck and built-up covering. Service garage area has a flat roof with steel bar joists, metal deck, and built-up cover.
Condition: Good.

 

Building #8:
Foundation: Poured concrete reinforced.
Floors: Poured concrete reinforced.
Walls: Concrete block with face brick on front along E. Fountain Street. One 12x12 foot over-head door, electrically operated.
Interior Walls and Partitions: Frame construction with gypsum board cover, and painted concrete block.
Ceilings: the northerly 45 feet (1,800 square feet) has steel trusses with insulation and composition covering. Southerly portion (3,340 square feet) is open construction with steel trusses and wood roof deck and purlins.
Lighting: 10-250 watt metal halide fixtures.
Plumbing: None.
Electrical: 100 amp, 120/240 volt service panel with rigid conduit wiring.
Heating and Cooling: Area is heated by suspended gas fired units.  There is no cooling.
Roof: Double pitch type with steel trusses, wood purlins and deck, and covered with metal panels.
Condition: Good.
Yard Improvements: Yard has 32,640 square feet of concrete paving in poor condition, and 18, 320 square feet of asphalt paving in fair condition. A concrete block retainer wall, a bout 6 feet high, extends 365 lineal feet along the easterly property line and is in fair condition.
