Building # 4

The subject property is located at 15 Shepard Street, Battle Creek, Michigan, and consists of a warehouse building with finished office, containing 8,641 square feet of gross floor area, situated on a 115.5 x 123.75 foot lot.

            The site is level at road grade, and has 123.75 feet of frontage on Shepard Street, a two-lane paved street with two-way traffic.  All public utilities are available and connected to the improvements.

            Improvements consists of a one-story masonry and steel frame construction warehouse building, built in 1955.  The inside clearance is 12 feet, with steel roof support column spaced 16 feet apart down the center of the structure.  The roof bar joists rest on concrete support columns along the sidewalls.  The roof structure is wood deck with built-up cover.  There is a frame construction office area in the front of the building measuring 15 x 41 feet, or 615 square feet, with two restrooms.  The office area is heated by a forced air gas fired ceiling mounted unit, the warehouse area is heated with gas-fired units as well.  There is a concrete loading dock adjoining the building in the rear.  The dock is on an adjacent property.  Access to the dock is through a 12 x 14 foot metal slide-by-door.  There are two metal section overhead doors in the front of the building, and a metal pedestrian door.  The front of the building is face brick and windows are steel sash with bars.  

The construction and finish of the subject building is described as follows:

Warehouse Area
Floors: Concrete.
Walls: Concrete block.
Ceilings: Open steel bar joists with center column supports, wood purlins and wood cover over insulation batts.
Lighting: Ten fluorescent light fixtures.
Heating: 1-300,000 BTU Furnace.
Plumbing: Men's restroom with sink and water closet, tile floor, and ceramic tile walls.
Electrical: 100 amp circuit breaker panel.
Doors: (1) 12x14 foot metal slide-by door.
(1) 12x14 foot metal overhead door with electric opener.
(1) 10x10 foot metal overhead door.
(1) metal pedestrian door.
Roof: Steel joist system with wood purlins, wood deck, and built-up cover.
Condition Observed to be good.
Office Area
Floors: Carpet over concrete.
Walls: Painted wood panel, hollow core wood doors.
Ceiling: Acoustical tile.
Lighting: Flush mount fluorescent fixtures.
Heating: Gas fired, forced air ceiling unit.
Plumbing: Women's restroom: ceramic tile walls; one sink, one water closet.
Condition: Observed to be average to good.
Yard Improvements
Dock: 15x15 foot, 225 square feet, concrete.
Truck Well: Concrete block, 12x18 feet long.
Condition: Observed to be good.
